New-build maintenance guide
Good maintenance helps keep a new-build home in good condition. Always follow the manufacturers’ manuals and the instructions that apply to your home and installations.
Even a new-build home needs maintenance from the outset. Follow the manufacturers’ manuals and the maintenance instructions for the materials used. Neglected or incorrect maintenance may matter in the event of damage or a warranty dispute. Keep maintenance documents and record inspections.
Floors
Ceramic tiles
Before use, check for cement haze or tile adhesive and grout residue on the floor. Follow the tile manufacturer’s instructions and use a suitable product. Clean ceramic tiles with products intended for the material. Linseed oil and other oil-based products may leave a film and make stains harder to remove.
Wooden parquet floors
Oiled and varnished floors need different care. An oiled floor may require a maintenance product from time to time; follow the manufacturer’s instructions. Varnish forms a protective layer over the wood. Damage to it may remain visible, and local repairs can create a colour difference.
Protect all floors from point loads and scratches. Fit furniture with suitable felt pads or protectors and avoid dragging heavy or sharp objects.
Flexible joints between walls and floors
Flexible joints may crack or come loose during the first year due to movement and settlement in the structure or floor build-up. This does not necessarily indicate a serious problem, but check the cause and condition of the joint. Regular checks in wet areas such as showers help prevent water ingress. Make sure the joint remains bonded and have damage repaired promptly.
External joinery
Glazing
For glass, use a clean soft cloth, a squeegee with an undamaged non-metal edge, clean water and a suitable detergent. Avoid abrasives, sharp objects and harsh products. Follow the glass manufacturer’s maintenance instructions.
Sudden temperature differences can cause thermal stress. Avoid localised heating or cooling, for example from partial coverings or certain films. Keep heaters, air conditioning, furniture and blinds at the required distance from the glass; consult the product information for exact clearances.
Aluminium and PVC joinery
Inspect external joinery regularly. Keep drainage openings clear so water can escape. Lubricate hinges, locking points, brush seals and tracks as instructed by the manufacturer.
Do not use solvents such as petrol or acetone, and avoid products that may damage the finish. Avoid cleaning windows in direct sunlight or very high temperatures to prevent streaks and damage.
Maintenance documentation
Keep manuals, product sheets, warranties and reports together. The Buildwise maintenance guide below provides additional background, but the manufacturer’s and supplier’s instructions remain decisive for the materials in your home.
The full maintenance documentation HEXA Experts can provide at handover includes additional guidance for each material and component. This page summarises the key points; always consult the product and manufacturer instructions for your home as well.
First cleaning of glass
According to the original maintenance guidance, wait at least one day after installation before cleaning the glass for the first time. Use a squeegee in good condition and avoid metal touching the glass. Use a non-abrasive sponge and a clean, soft cloth.
Preventing thermal stress in glass
Avoid strong localised heating or cooling. Do not partially cover glass to protect it from dirt or sunlight, and do not apply stickers or films without checking first. Position curtains and blinds as instructed; the original guidance specified at least 5 cm from the glass. Keep heating and air conditioning away from the glazing; the original guidance specified at least 30 cm and advised against direct airflow onto the glass. Interior reflective films can trap heat. Always check the glass manufacturer’s recommendations for the specific situation.
Tile maintenance
If an initial clean is needed to remove cement haze, choose a suitable cement-haze remover or tile cleaner. The original guide mentioned HG, Lithofin and Berdy as example brands; check that the product is suitable for the tile and grout before use.
